These Terms of Use (“Terms”) are a legal agreement between you and Summit. They govern your use of the Site. By accessing or using the Site, you agree to these Terms. If you do not agree, please do not use the Site.

Eligibility
You must be at least 18 years old and able to form a binding contract to use the Site. By using the Site, you confirm that you meet these requirements.
Property Listings and Information
We work to keep the information on the Site accurate and current. However, property listings, prices, acreage, square footage, floor plans, features, finishes, construction status, photographs, and renderings are provided for general information only and may change at any time without notice.
- Photos and renderings may show upgrades, furnishings, landscaping, or features that are not included, or may show a similar home rather than the specific property.
- Floor plans and dimensions are approximate. Actual layouts and measurements may vary.
- Acreage and boundaries shown on the Site, including on maps, are estimates. The legal description, survey, and deed control.
- Availability is not guaranteed. A property may be sold, under contract, or withdrawn before the Site is updated.
- Homes under construction may change in design, materials, or completion date.

No Offer, Contract, or Reservation
Nothing on the Site is an offer to sell, a contract, or a reservation of any property. Submitting a form, calling, or touring a property does not create any obligation for you or for Summit. A purchase becomes binding only when both parties sign a written purchase agreement. That agreement, and any documents it references, will control over anything stated on the Site.
General Information, Not Professional Advice
The Site, including our Barndominium Resource Center articles, provides general educational information about barndominiums, rural land, zoning, greenbelt taxes, utilities, septic systems, construction, and related topics. This information is not legal, tax, financial, engineering, surveying, environmental, or real estate advice.
Laws, county rules, permit requirements, and building practices vary across Tennessee and change over time. Always consult qualified professionals and the appropriate government offices, such as your county planning office, county property assessor, or the Tennessee Department of Environment and Conservation, before making decisions about land or a home.
Calculators, Maps, and Planning Tools
The Site may offer tools such as our Home Affordability Calculator and map search. These tools rely on the information you enter and on general assumptions. Their results are estimates for planning purposes only.
- Calculator results are not a loan approval, a credit decision, or a guarantee of any interest rate, payment, tax, or insurance amount.

Information on the Site, including our Warranty page, is a general reference. It does not create a warranty, extend a warranty, or change the terms of the written warranty you receive.
Your Submissions and Communications
When you send us information through the Site, you agree that:
- The information you provide is accurate and belongs to you or you have the right to share it.
- We may use it to respond to you and as described in our Privacy Policy.
- We may contact you by phone call, text message, or email about your inquiry. Message and data rates may apply. You can reply STOP to opt out of texts at any time.
- Suggestions, feedback, or ideas you send us may be used by Summit without any obligation to you.
Please do not send confidential or sensitive financial information through the Site.
Acceptable Use

Many properties shown on the Site are active construction sites or private land. Visits are by appointment only.

The Site and its content, including text, articles, photographs, renderings, floor plans, graphics, logos, and design, are owned by Summit or its licensors and are protected by copyright, trademark, and other laws. “Summit Investment Group” and our logo are our trademarks.
You may view and print pages for your personal, non-commercial use in evaluating a property. You may not copy, modify, distribute, sell, or reuse any content, including our floor plans and designs, without our prior written permission.
Third-Party Links and Services
The Site may link to or use services from third parties, such as government agencies, utility providers, lenders, mapping services, and spam protection tools. We do not control these websites and services and are not responsible for their content, accuracy, availability, or privacy practices. Your use of them is at your own risk and subject to their terms.
Disclaimers
THE SITE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE FULLEST EXTENT PERMITTED BY LAW, SUMMIT DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS.
This section applies only to the Site. It does not limit any written warranty provided with the purchase of a home.
Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY LAW, SUMMIT AND ITS OWNERS, OFFICERS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, DATA, OR OPPORTUNITY, ARISING FROM OR RELATED TO YOUR USE OF, OR INABILITY TO USE, THE SITE OR ITS CONTENT. OUR TOTAL LIABILITY FOR ANY CLAIM RELATED TO THE SITE WILL NOT EXCEED ONE HUNDRED DOLLARS ($100).
This limitation applies to your use of the Site only. Claims related to a property purchase are governed by your written purchase agreement and warranty. Some jurisdictions do not allow certain limitations, so some of the above may not apply to you.
Indemnification
You agree to defend, indemnify, and hold harmless Summit and its owners, officers, employees, and agents from any claims, losses, damages, and expenses, including reasonable attorneys’ fees, arising from your violation of these Terms or your misuse of the Site.
Governing Law and Disputes
These Terms are governed by the laws of the State of Tennessee, without regard to its conflict of law rules. Any dispute arising from these Terms or your use of the Site will be brought only in the state courts located in Perry County, Tennessee, or in the federal court for the district that includes Perry County. You consent to the personal jurisdiction of those courts.
Before filing any claim, you agree to contact us and try in good faith to resolve the dispute informally for at least 30 days.
General Terms
- Changes: We may update these Terms at any time by posting a new version on this page with a new effective date. Your continued use of the Site means you accept the updated Terms.
- Changes to the Site: We may change, suspend, or discontinue any part of the Site at any time.
- Severability: If any part of these Terms is found unenforceable, the rest will remain in effect.
- No waiver: Our failure to enforce any provision is not a waiver of our right to do so later.
- Entire agreement: These Terms and our Privacy Policy are the entire agreement between you and Summit about the Site. They do not replace any signed agreement for the purchase of a property.
